Sustainable Design Strategies
Developed by the U.S. Green Building Council, the LEED (Leadership in Energy and Environmental Design) rating system is an internationally recognized standard for assessing a building’s success in addressing specific environmental impacts in five key areas: sustainable site development, water use, energy efficiency, material selection, and indoor air quality. When completed, One Marina Park Drive will obtain a LEED Gold rating due to the following key green features (among others):
  • Heating / ventilation / air conditioning system designed to reduce energy consumption by 10–15 percent beyond the already stringent requirements of the Massachusetts State Energy Code
  • Innovative, efficient plumbing fixtures that will reduce water use by over 30 percent
  • Sophisticated ventilation control systems that will deliver, when needed, filtered outdoor fresh air to occupied spaces at least 30 percent above standard
  • Reduced indoor air contaminants through the use of low-emitting paints, coatings, adhesives, sealants, composite wood products, and carpets
  • At least 10 percent of construction materials will be recycled materials
  • A construction waste management plan will divert from the waste stream and recycle at least 50 percent of construction debris
  • At least 50 percent of wood-based materials will be certified to have been grown, harvested and produced in a sustainable manner
  • To encourage bicycle commuting, bicycle racks will be provided in the underground parking garage and a shower and changing room will be provided on every office floor
  • Over 52 percent of Fan Pier will be publicly accessible open space; park space will be designed to promote storm water infiltration and reduce runoff; plant species will be selected and the irrigation system will be designed to reduce the amount of irrigation water required
  • As part of the marina development, the Fan Pier Cove bottom will be re-contoured, improving the marine habitat within the cove; granite blocks will be removed from the harbor bottom adjacent to the seawall to enhance the marine habitat for native fish species One Marina Park Drive
