Appraisals Finalized for East Bank Development, Clearing Path for The Fallon Company to Begin Phase One on Eastpoint

FOR IMMEDIATE RELEASE:

NASHVILLE, TN (March 30, 2026) –  The Fallon Company, Mayor Freddie O’Connell, and the East Bank Development Authority (EBDA) today announced the finalization of property appraisals for Eastpoint – the Initial Development Area (IDA) of the East Bank. The final documents were signed last Monday and filed on Tuesday, marking the completion of the most significant procedural milestone required for the commencement of the transformative Eastpoint neighborhood.

With this step complete, The Fallon Company is able to move forward with Phase 1 of Eastpoint focusing on vertical design and construction. This initial phase marks a significant dual-track start for the neighborhood, focusing on immediate community needs and long-term economic anchors.

The first project to break ground within Phase 1 will be Parcel G, an all-affordable residential building developed by and in partnership with Elmington Capital. This project, known as Eastpoint Flats, will bring hundreds of affordable units to the neighborhood along with a childcare facility. Construction on Parcel G is scheduled to begin in the coming months, prioritizing the delivery of essential housing and services for Nashville families.

Simultaneously, as a cornerstone of the Phase 1 master plan, The Fallon Company is moving forward on Parcel C, the high-profile site situated closest to the new Titans Stadium. Fallon has already completed the master plan for Parcel C, and will soon finalize the selection process for a premier hotel partner and commence vertical design. Groundbreaking for this anchor hospitality, residential and retail project is projected for Q2 or Q3 of 2027, serving as a key gateway between the stadium and the new Eastpoint neighborhood.

“The finalization of these appraisals is the green light we have been working toward alongside Metro leadership and EBDA,” said Michael Fallon, CEO of The Fallon Company. “We are eager to move from planning to reality, starting with the affordable housing at Parcel G. This milestone ensures that as Eastpoint grows, it does so with a foundation of inclusivity and a community-first neighborhood.”

“With completion of this process, The Fallon Company is clear to begin initial construction and with it bring to reality Nashvillians’ vision for the East Bank. They’ll start construction soon on the first new East Bank building—dedicated entirely to affordable housing and including childcare. As we reimagine our East Bank, we do so with a shared commitment that the people that build it or work there will also be able to live there.” – Mayor Freddie O’Connell.

“We are grateful for the time and effort that Metro Nashville and The Fallon Company spent to reach this agreement, which will accelerate the momentum that has been gathering on the east bank. On behalf of the East Bank’s many future residents, visitors, and stakeholders, we look forward to seeing the cranes mobilized soon as we work together to keep building Nashville’s next great neighborhood.” – Ben York, CEO of the East Bank Development Authority.

Consistent with its commitment to “placemaking,” The Fallon Company is already activating the area during the construction process. Fallon will lead a series of family-friendly events throughout Eastpoint and at Wasioto Park, working in collaboration with Metro Parks, to provide Nashvillians a preview of the year-round programming planned for Eastpoint. These activations will officially kick off in conjunction with the Parcel G groundbreaking ceremony in partnership with Elmington, with additional events to be announced across the site in the coming weeks.
